Buyer Representation Agreement 1. PARTIES. [Business Name] ("Broker", through agent [agent name]) will represent [buyer name] ("Buyer") in locating and negotiating the purchase of real property in [area], for property types: [types]. 2. TERM. From [start date] to [end date]. Either party may end this agreement earlier with written notice; obligations for properties already shown survive for [90] days. 3. BROKER COMPENSATION. Broker\'s fee is [X]% of the purchase price (or $[amount]), earned at closing. Buyer and Broker acknowledge fees are fully negotiable and not set by law. If the seller or listing broker pays part, Buyer\'s obligation is reduced by that amount; Buyer pays any remainder at closing. 4. EXCLUSIVITY. [Exclusive / Non-exclusive].
